Property Description

This recently built (2007) beachfront property is offered fully furnished with all appliances and linens - ready to move in. The property was designed such that the main 2nd floor house could be lived in by the owners when they are visiting Utila or operated as beach vacation rental when they are away. 2 ground floor studio apartments are offered as upmarket rentals all year round and a separate 'Casita' (small house in Spanish) is provided on the grounds for live-in caretakers who also manage the property and provide a 24-hour concierge service to rental clients.

The Lot
Just off the Old Airport Road, and 5 minutes bicycle ride from Utila town center, the property fronts directly onto 100ft of beachfront shoreline. Shore entry scuba diving is possible and 8 buoy-marked dive sites are within 400 yards of the water entry points of the property shoreline, the closest (50 yards away) being Utila's fabulous Airport Caves. In addition to scuba diving, Bonefish and Permit fishing is possible from the property shoreline.

Extensive shoreline improvements have been undertaken by the owner, including the creation of a multiple inlet tidal pool that is providing a natural habitat and breeding ground for tropical reef fish, lobsters and moray eels - an aquarium right in your front yard. The tidal pool wraps around a number of man-made islet with a cliff rock sea wall to the ocean side. Crossed by three wooden bridges, two with rock walls, the other forming the base of a gazebo or palapya, the islets with recently planted palm trees provides an open entertaining or sun-tanning area. So attractive are these improvements that the neighboring properties have funded extensions of this area to their own beachfronts.

Existing Mango and Buttonwood trees have been supplemented with newly planted Coconut Palms, Banana Trees, Hibiscus, Jasmine, Coriander and Pineapples, to augment the developing garden areas. Gravel paved rock border paths and parking areas provide all weather access over the natural beach sand. A charcoal BBQ and a number of heavy-duty plastic and wooden garden and beach chairs are included in the sale.

2 rainwater catchment cisterns (USA made to environmental standards) and a domestic water treatment facility feed the pressure pump providing hot and cold water throughout the living areas. 24 hour Municipal 110/220V power is supplied via underground cables with a back-up 5.5KW generator for essential systems. As with all properties in Utila, wastewater is dealt with by a private septic tank system.

Buildings
The main building is on a cement slab with concrete supporting columns providing the base for this wooden construction home. All windows and doors are constructed with white vinyl coated aluminum and fitted with screens. All bedroom areas have external doors to either the wrap-around deck (Main House) or patio (Apartments). Imported High-efficiency, low energy, electrical devices and fittings are used throughout the buildings. All ceiling fans are commercial grade with high-volume air movement. Each, nearly identical, 300 sq ft Apartment with air-conditioning and ceiling fan/lights has a lounge/living/sleeping area with double bed, fully equipped kitchenette, full bathroom with Shower, Bath, Toilet and Handbasin. The Apartments are separated by a;

2 vehicle lockable Garage/Workshop with Washing Machine and Dryer. A golf cart and 10 bicycles are included in the Sale. The Main House
with a 12ft wide ocean facing wooden deck in front and a 3ft wide wrap-around to both sides. The main entrance leads into a central Great Room with open plan kitchen area.

The Great Room with a varnished wood vaulted ceiling and central ventilation cupola is furnished with over-sized rattan-style furniture, custom built for the house on the mainland. Satellite DirectTV with DVD/CD player, Stereo Sound System and wireless internet are provided. Ceiling Fans are fitted throughout.

The Kitchen with ceramic worktops, fitted cabinetry and wet bar, includes all appliances; (microwave, 4 burner gas stove with oven, refrigerator), and crockery and utensils. Exiting off the Great Room are;

Four bedrooms (two to each side) with adjoining full Bathrooms (Shower, Bath, Toilet, Handbasin and Vanity Units). 2 bedrooms have double beds, 2 have large twin beds. All bedrooms have built-in wardrobes, A/C, ceiling fans and screened doors opening onto the deck.

A separate 220 sq ft (approx) Casita is built in one corner of the grounds as accommodation for a caretaker couple and includes a fully furnished kitchen, bathroom, double bed, ceiling fans and air-conditioning.
