With 119.39 lineal feet [36.39 meters] of beachfront at Paradise Cove on the eastern shore of Utila, this 0.335 Acre [1,361.92 sq meters] property is situated within Utila’s exclusive Tradewind Residential Community. Some 15 minutes walk from the center of the main and only town, this Community comprises the majority of the larger residential beachfront lots and newly built prestigious homes in Utila. Paradise Cove is a protected small sandy beached bay within the Community. To the east and front of the property is the shoreline of Paradise Cove with views towards Roatan, the largest of The Bay Islands.
Municipal Power 110/220V supplies the property and water is provided from a 13,000 gallon concrete cistern connecting to a hot water system and pressure pump with waste water directed to a 3 Chamber septic system. The cistern is covered by decorative gazebo which is located towards the beachfront and provides an additional BBQ or entertainment area with elevated views across Paradise Cove. Two 11ft x 6ft lockable secure storage bodegas are located to the west and behind the Bungalow which located in the south western corner of the lot.
Built to USA standards with 700 sq ft of living space, the Bungalow is of block and stucco construction on a reinforced concrete base with reinforced concrete columns supporting horizontal concrete beams and a pitched roof constructed in Spanish tile profile formed from long-life corrosion-resistant factory painted Zincalume alloy sheeting. Exterior doors and windows are double glazed with vinyl-coated aluminum frames, with the exception of the main entrance door which is of solid hardwood construction and leads into the open plan living/kitchen/sleeping area.
The living area has a full-wall bookcase and entertainment center with Dish Network® satellite TV/Internet connection, matching upholstery 3-seater sofa, 2 seater sofa and arm chair. Views of the ocean across the Cove can be seen from the living area through two 8ft sliding glass doors which open onto the exterior Trex® system deck area with railings protected by a Sunsetter® retractable awning and furnished with deck chairs. To one side of the deck area is an outdoor freshwater rinse shower, perfect for after snorkeling or shore entry scuba diving which is possible from the sandy beach area at the property shoreline.
The kitchen area has a Jenn-Aire® 4 Element stove, microwave with convention oven, full-sized refrigerator/freezer, breakfast bar, 2 seater teak breakfast/dining table and custom tropical hardwood cabinetry with two lazy susans. The sleeping area is furnished with a Queen sized Murphy bed that folds up into a wall space. There is a walk-in closet along the hallway leading to the separate bathroom and toilet with walk-in shower cubicle. A hook-up for clothes washer and drier is in one of the bodegas at the rear of the Bungalow.
Ceramic tiles are applied to all floors with some floor mats/rugs in the living areas. A G.E. 18,000 BTU/hr air conditioning unit is installed for those infrequent occasions when the, almost all year round, off-shore Trade Winds or four ceiling fans may not provide sufficient cooling.
Currently maintained as quality and popular rental, Coral Bungalow is advertised on AboutUtila.com and DestinationUtila.com (click the links for more details) and provides the present owner with an all year round rental income stream.
The value of this property is inherent in the expansion or future development potential of the large beachfront Lot. Originally built as a Guest’s Quarters for the larger Casa Paradise located across the road and to the west of the Bungalow, this building was designed with future expansion in mind. With its solid reinforced concrete frame the building could be extended vertically to the maximum height of 30 feet (as currently restricted by the Trade Wind Properties Conditions, Covenants and Restrictions) or as the building has been located in the rear south eastern corner of the Lot, it could be extended as a single story dwelling.
Alternatively, there is adequate space to build a new home in the center of the lot and retain the existing bungalow as a separate Guest’s Quarters or Vacation Rental Apartment.
