Sandy Beach
The eastern boundary of the property has a 1,818.59 ft [554.3 m] shoreline of which 395.51 feet [120.55 m] is a wide sandy beach within a cove protected from storm erosion by the remainder of the shoreline which is a combination of volcanic rock (known locally as ‘iron shores’) and rock pools.
‘Iron Shore’ & Rock Pools
The beach leads out into a shallow sandy bottomed cove which gradually deepens until it meets the fringing coral reef that surrounds Utila, some 500 ft [150 m] from the shoreline. A spur and groove coral reef begins less than 100 ft [33 m] from the remainder of the property shoreline. The sandy beach offers a safe swimming zone in addition to snorkeling and scuba diving entry point for the nearby coral reefs. There is plentiful fishing from the shoreline and no fishing licenses are required in Utila.
Wooded Area
The southern boundary of the property contains a wooded strip with wild native almond trees, palmetto palms, coconut and silver button wood trees. To the south of the southern boundary is Paradise Cove, a ‘boutique’ residential development of beach homes on relatively large lot sizes owned exclusively by foreign nationals.
Mangroves
The western boundary of the property is lined with native mangrove trees extending out into a natural lagoon and there is potential for boat access to the property through the lagoon system and out to Utila‘s East Harbor. Beyond the property’s northern boundaries the land between the sea and lagoon narrows significantly, effectively buffering this property from nearby neighbors.
Cleared Central Area
The central area of the property is mostly sandy soil over a volcanic rock and petrified coral reef base. With a covering of low level native grasses and succulents with the occasional coconut palm almost no ground clearing or additional preparation would be required before any construction work. No Conditions, Covenants or Restrictions are attached to the property title deeds. Municipal power lines currently terminate at the southern boundary of the property.
Location on Utila
This property is easily accessible by road and boat from Utila Town Center, Passenger Ferry Terminal and Airport, yet offers a high degree of privacy as it is bordered by sea, lagoon and largely undeveloped surrounding areas. As such, this property has no parallel in Utila and offers outstanding opportunities, either as an investment or a private estate, or for further eco-tourism, residential or resort development.
