The Cottage was designed and positioned with the intention of providing the eventual owner with multiple options for the future. The Cottage, as it is, provides a tropical island vacation retreat with vacation rental possibilities, but is positioned on the property such that a larger residence could be constructed further towards the ocean in the future. The owner could live in the Cottage while constructing a larger residence and later utilize the Cottage as separate Guest or Staff quarters.
Municipal 110/220v power supplies the property via underground conduits and fresh water is from a rainwater catchment system feeding a water cistern with a 660 gallon [2,500 liter] capacity connecting to a pressure pump supplying the hot and cold water systems. Waste water is directed to a 3 stage aerobic septic system with leech field.
Cottage Rear to Beach
The Cottage has been designed and built to USA and hurricane resistant standards by the Mariner’s Landing Developer, a native of California with over 35 years experience in the construction industry and now living on Utila’s Upper Cay. The Cottage is constructed over a concrete slab base with reinforced uPVC encased concrete columns supporting the upper floor. All exterior walls are pressure treated timber siding with latex exterior painted finish and painted drywall interior finish with 3ft [1 m] varnished wood wainscot panelling extending up from the floor. Roofing is Aluzinc® formed to corrugations with factory applied fade resistant coating. uPVC rainwater guttering is installed to all horizontal roof perimeters feeding the ground level RotoPlast® cistern installed under the exterior stairs. All windows are single glazed bronze tinted glass in bronze colored anodized aluminum frames with horizontal sliders and screens. Flooring is varnished hardwood, with the exception of the bathroom and shower area which a ceramic tile.
Schematic Floor Plans
On the ground floor is a 48 sq ft [4.46 sq m] Utilities Room with hook-ups for a clothes washer and separate dryer. The Utilities room also houses the master-breaker panel, pressure pump and vessel with filtration and an on-demand electric water heater. Sufficient area under the house is available for storage of the Owners boat while they are not in residence. Mariner’s Landing has a communal boat ramp and trailer service used to move residents boats from the shore to their storage areas.
The second floor is accessed via wooden stairs on concrete columns leading up to a 144 sq ft [13.38 sq m] screened-in porch area (not shown screened on Artist Rendition). From the porch, two solid hardwood screened security doors lead into the living area and bedroom area respectively. The 101 sq ft [9.39 sq m] living area is open to a 30 sq ft [2.79 sq m] dining alcove and 44.5 sq ft [4.13 sq m] kitchen. The kitchen is fitted with painted custom wooden cabinetry with solid wood doors and built by local craftsmen. The work surfaces are finished with varnished wood, with the exception of the double unit stainless steel sink unit. A 4 burner gas cook-top with oven and medium sized fridge-freezer unit are fitted between the work-surface counter-tops.
Living to Bedroom
From the living area, a hallway leads past a closet with concertina doors on the left and past a bathroom with separate walk-in shower, toilet and hand-basin vanity unit. In the shower cubicle is the access panel to the attic storage area which is fitted with R19 fiberglass batt insulation. At the end of the hallway is a doorway leading to the 105 sq ft [9.75 sq m] bedroom which is fitted with an 8,000 BTU fitted wall unit air-conditioner. Multi-speed ceiling fans with integral lights are fitted throughout, including the screened-in porch area. A second closet with concertina doors is by the second doorway leading out of the bedroom and back to the screened porch area.
