The building is of treated timber construction resting on concrete footings protruding approximately 1 ft [30 cm] above ground level. The roofing is AluZinc® factory coated and formed with uPVC guttering at the horizontal edges. Municipal water supplies a 750 liter [198 gal] and 1,100 liter [290 gal] Rotoplas® water tank which are then connected to a LeadMan® 0.8 HP Pressure Pump and 22 gallon [83 liter] pressure vessel feeding both Hot and Cold water supplies. Hot water is heated through Titan® instantaneous on-demand 11.8 kW heater. Waste water is directed to a 3 chamber underground septic system. All windows and sliding doors are of anodized aluminum frames with tinted single glazing. Windows are casement style with separately fitted screens. All doors are of solid wood construction.

Opposite Harbor Waterfront Opposite Harbor Waterfront Ground floor entry via a wooden decked porch on the east side of the building and provides access to the gym and fitness center facilities. These occupy the entire 1,207 sq ft [112.1 sq m] ground floor which is not partitioned save for the two identically configured Bathrooms with walk-in showers, toilets and hand-basin/vanity units. The entire space is air-conditioned with a Non® Model DF-60, 60,000 BTU, 2,000 cfm airflow, split unit air-conditioning system with exterior condenser and remote control. Overhead ceiling fans are fitted throughout. Adjacent to the ground floor entrance door is a reception counter which is also utilized as juice and health drink bar with an under-counter sink unit and refrigerator.

2nd floor Veranda 2nd floor Veranda From the west side of the building, stairs lead up to the second floor 960 sq ft [89.17 sq m] Apartment with an additional 192 sq ft [17.83 sq m] covered Veranda. The entrance door at the landing at the top the stairs opens into a wide hallway. Immediately to the right of the entrance door way is enclosed shelved storage space. To the left is a doorway leading to a guest bedroom, which also has an access hatch to additional storage space in the attic space above the shared bathroom, with built-in handbasin and vanity unit, toilet and shower. The Master Bedroom has its own en-suite bathroom with identical facilities and both bathrooms are finished with ceramic tile floors, ceramic tiled walk-in showers and ceramic tiled skirting. The Kitchen has custom under-counter and overhead cabinetry with solid wood doors and ceramic tiled counter-tops. There is a double-unit stainless steel sink. The Kitchen shares and open area with the dining and living spaces which open out onto the 8 x 24 ft [2.4 x 7.3 m] covered veranda with views across Utila Harbor and the mountains on mainland Honduras.

Multi-Weights Multi-Weights As the Owners friends circumstances changed they sold the gym and fitness equipment to a local Utilian who continues to operate the Fitness center on the ground floor. The tenant in the apartment owns the apartment furnishings with the exception of the two single beds. The long-term tenant in the second floor apartment do not have a lease or contract and accept that they will be required to vacate the property should a Buyer require them to do so. The Owner has agreed to lease the ground floor to the gym business until 8-Apr-2013. The Owner of the gym business will supply a detailed inventory of Gym and fitness equipment to serious buyers, but has yet to establish pricing for the equipment and goodwill.

The property offers potential for conversion of the ground floor to a restaurant, another rental apartment, or conversion of the whole building into a single family dwelling.
