Rock Harbor is on Utila's North Shore and is an area of great potential for the development of vacation homes or a small scale Caribbean vacation resort. An undeveloped and largely natural area, Rock Harbor forms lagoon-styled bay protected by a fringing coral reef with fantastic view over the northern Caribbean Sea. The area is close to protected marine reserves and is acknowledged by the local scuba divers as one of the best in the Bay Islands. Locals also travel overland across the Island from the main town of Utila to catch the plentiful conch and lobsters at Rock Harbor - (although this is not officially sanctioned).
The three Reef Club lots are situated along a long stretch of the sandy shore line, but at a elevation to provide sufficient protection from the occasional tropical storm. The are also positioned such that both Caribbean sunrises and sunsets are visible for most of the year.
Because of the special natural beauty and undeveloped nature of the area, Rock Harbor is under consideration by several property companies for exclusive residential community developments. As these developments come to fruition it is expected that property prices in the area will see a substantial increase in value.
Note to potential buyers
Lots are offered individually at $275K each or $825K for all three.
OWNER FINANCING is available at competitive US/European interest rates with 30% down payment and rates negotiable depending on time needed by the buyers.
NEWS: We understand that DWS Investments (a member of Deutsche Bank Group) has commissioned Sorrenti Design Associates (with over twenty years of designing and completing numerous residential, commercial, resort and hospitality projects in Canada, the U.S., the Caribbean, and Central America), to create a Residential Community including 20 family homes, 111 condo units and 6 'treehouses' set on 2 acre lots. The development, to be known as ESCAPA, will include rebuilding and dredging of the small canal the crosses Utila from Rock Harbor to the lower lagoon nearby the existing town center of Utila.
When rebuilt, this canal will allow rapid and safe transit from Rock Harbor to the main town of Utila and hence access to the existing Utila Airport and Ferry terminal.
