First time on the market and currently owned by one of Utila’s oldest families, this sub-division of a beachfront property is located in an area known as Pumpkin Hill Beach below the north western slopes of Pumpkin Hill which is Utila’s tallest land mass rising to 74m (243 feet). To the North are spectacular views over the Caribbean Sea and to the West are views to Pumpkin Hill.

The beachfront is mostly white sand with some rocky outcrops to the western extent, known locally as ‘iron shores’. A small reef, runs along the shoreline approximately 15 to 20 ft out from the edge of the sandy beach creating tidal pools. Above the high water line the property is overgrown with thick and lush tropical foliage which would require clearing before building.

The entire property has historically been a nesting ground for sea turtles who traverse the beachfront and laying their eggs towards the rear and eastern border of the property. While there are no building restrictions for the property, other than the standard 10 meter offset from the high tide line, prospective owners will be given advice on how to care for the property in an attempt to provide minimal disruption to breeding turtles.

Today, Pumpkin Hill remains largely undeveloped, primarily because some sections of the road to the area require a 4 wheel drive vehicle during the rainy season. A small but growing population of mostly ex-patriots live in the area and continue to work in conjunction with the local municipality to improve the road structure. The Mayor of Utila has committed to improving the road to the area and it is anticipated this road will be classed as “All Weather” by the end of 2009. Property values in the area are anticipated to rise as a result.

Municipal power and water has yet to be supplied since the small population makes current provision un-economic. This area offers great potential primarily due its natural beauty of ocean views and lush tropical foliage and has long been a popular ‘destination’ for local Utilians who want to leave the town center for a week-end ‘getaway’.
