Mariners Landing is a new Residential Development on the South Shore of Utila, The Bay Islands, Honduras. The Development is approximately 10.13 acres in side with just under 1,400 lineal feet of Beachfront. A fringing coral reef passes by the front of the Property with a drop-off around 100 feet out from the shoreline that descends down along the reef face reaching a sandy bottom at round 40-50 ft.

The Sub-Division

The Mariners Landing Residential Development has been subdivided into 25 lots of varying dimensions. 22 of these lots have been designated for the building of single family homes. Of these 22 lots, 13 are located directly on the beachfront, with the remaining 9 set further back but having views of the Ocean.

All Lots have beach access rights via the private road system included in their property deeds, in addition to access to the docks and dock-based Community Facilities. A number of covenants are also attached to the property deeds in order to protect the common interests of existing and future residents. Each Lot is ready for building, having been cleared of scrub and undergrowth. Mature growth native trees such as coconut palms, almond trees, sea grape, silver buttonwood, plantain and banana trees have been retained on each Lot, but can be removed if required by Home Owners building plans.

The Community Facilities

General Dock Pleasure craft docking pier and boardwalk – Designed for the docking of Mariners Landing Residents pleasure craft, Scuba Dive Boats, and other passing boating traffic. This 112ft long pier extends out from, and at a right angle to, the shoreline. Along the pier and 32 feet out from the shoreline is an 18ft x 18ft palapa (thatched palm roof) deck area providing an ‘over the water’ recreational area. The Palapa will be used as a welcome reception area upon arrival back home. Cold refreshments will be waiting for you as well as an enticing hammock swinging in the breeze over the water. Special events, weddings, and private parties can be held at the Palapa.

Cargo Dock Cargo Dock – Designed for the docking of the larger cargo boats which run regularly between Utila and mainland Honduras for the purposes of off-loading building and construction materials and other large loads of supplies. This heavy duty 210 ft long pier with cross extension extends out from, and at a right angle to, the shoreline.

Facilities Development Support Facilities – A large area at the rear of the Development owned by Mariners Landing Development Corporation and reserved for Support Facilities, such as electrical transformers, caretaker dwellings and a large bodega. One the first floor of the bodega is a workshop and storage area to dry lumber for construction. The second floor provides quarters for work crews and caretaker and his family.

Clubhouse Clubhouse Complex – Scheduled for completion in Summer 2009 and designed as a communal area for residents, their guests, vacationers and passing sailboats, The Clubhouse will offer a welcoming atmosphere with a birds eye view from the third floor of the Lighthouse, a comfortable lounge for relaxation and conversation, delicious meals and a friendly outdoor bar on the deck right there with the swimming pool with beach/pool toys.

There will be a convenience/chandlery store with boating and fishing supplies, and water taxi service to and from Utila dock and the Cays. Also, laundry facilities, a quiet library, and widescreen TV/DVD audio visual system provided for functionality, relaxation, and enjoyment.

The Lighthouse/Clubhouse provides over 1,500 square feet interior space with an additional 1,500 plus square feet of deck and pool area. Next to the pool is a planned “long house”, covered pavilion with open sides, housing an old 35 foot local fishing dory, which will be converted into a dining table, for a unique gathering place.

Bungalows Bungalows Vacation Rental Bungalows – With Phase I scheduled for completion in Fall 2009 and Phase II in Spring 2010, these two Bedroom Vacation Bungalows owned and operated by Mariners Landing Development Corporation have been designed as self-catering Vacation Rentals or as Rental Guest Quarters for Mariners Landing Residents. Each Bungalow will be complete with air conditioning, kitchenette, and restful hammocks on a sea view deck. For those very special occasions......Weddings, Anniversaries, Holidays, Reunions, Romantic Getaways or simply, just because you deserve it.

Harbor House Harbor House The Harbor House – The first commercial three story building on the Cays, and a sister to Mariners Landing. It is only a three minute ferry boat ride between them across the harbor, provided by a Mariners Landing boatman. This is the temporary clubhouse location for Mariners Landing during the pre-construction and construction phase for the unique lighthouse/clubhouse at Mariners Landing. All of the Harbor House facilities are available to Mariners Landing land owners through the Association.

The facilities at Harbor House include an air conditioned gym, cold water, toilet facilities, TV/DVD, and an onsite personal trainer. The business center on the second floor, provides satellite internet services and international phone service along with all supplies and conveniences of a modern business center in an air conditioned suite. The coffee shop, is an experience in itself. You will be greeted by a 7 foot pirate who stands guard on the second floor. The décor is that of a wharf and the fare is simple, with specialty coffees and refreshing drinks, soft serve ice cream, and other goodies prepared by the local Cayon women, a short lunch menu will be served.

On the third floor the atmosphere becomes that of a yacht club, the Mariners Yacht Club, with a deck to watch the happenings on the harbor, sip your java, and quietly relax or interact with other people. It will also be the location of movies shown on a large screen on selected nights. The smell of fresh popcorn will certainly entice you to stay and relax. In the future, the yacht club will serve dinners a couple of times a week, offering a different menu each night. Table clothes and candle light will transform the movie house into an elegant and intimate dinning facility. There is also a roof top deck for invited guests to star gaze. As a bonus, there is an air conditioned studio apartment with a private entrance available to Mariners Landing owners while visiting or building. When not in use for owners, it will be used for scheduled beauticians and massage therapists.
The Gym and Studio Apartment was completed May 2008 while the second and third floors facilities are scheduled for completion by September 2008.

Victoria and Henry Mariners Landing Development Corporation – The Mariners Landing Development Corporation is not some faceless entity, in fact it is owned by two people, Henry and Victoria Karpinski, originally from California, USA, who after visiting Utila fell in love with this Caribbean island of Utila and decided to make the move to ‘Paradise’. They are currently living on the Utila Cays in order to supervise the development of Mariners Landing.

Henry has over 35 years experience in the construction industry, while Victoria has many years of experience in Business Administration and Human Resources at the Vice President level.

Taste of Cays Victoria is also the Author of the Cookbook ‘A Taste of Utila Cays’ which is a collection of local recipes from the local people living in the Utila Cays. Profits from the sale of this book go towards projects to improve the life of the local people living on the Utila Cays.

Henry and Victoria are constructing their main residence at Mariners Landing and will be moving from the nearby Utila Cays to join the Mariners Landing Community. In the meantime, they are always available and on hand to impart their advice and wealth of practical experience regarding construction and living in Utila. You would be well advised to listen to them if you want to learn how to ‘really’ get things done and work with the local suppliers, importers, builders, laborers, and authorities.

Lots for Sale Building Lots – Each Lot is ready for building, having been cleared of scrub and undergrowth. Access roads from the docks to all properties have been built and underground conduits for electrical supplies and cable TV/internet services are provided with an access point to each individual property. All properties are ‘in-zone’ for wireless internet, cell phone, and Direct TV® communications services.

The Mariners Landing Development Corporation provides on-site security for resident’s buildings, both completed and under-construction. In addition, to the facilities and services described previously, the Corporation provides with road maintenance, beach cleaning, pier maintenance, trash disposal, fire suppression system, colony arrival and departure water taxi transportation from Utila.

Several optional services are available, such as Property and Vacation Rental Management. These services, together with the details of those already described, can be found in the separate Mariners Landing  Development Corporation – Conditions, Covenants & Restrictions Document – which have has formulated to ensure and protect existing and future Residents continued enjoyment of Mariners Landing.
